Renting in Amsterdam, explained
New to the Netherlands? Lessy explains how renting works here, gets your tenant file ready and searches on your behalf, in English.
Good to know
Renting here works differently from most countries. These are the basics.
Three kinds of rental
Social housing has a waiting list of almost ten years in Amsterdam. If you need a home now, you search in mid-rent or the private sector. That is where Lessy searches for you.
A strong tenant file
Landlords usually ask for ID, an employer’s statement or contract and recent payslips. Many ask for an income of three to four times the basic rent.
Deposit
The deposit can be at most twice the basic monthly rent. You get it back when you leave, minus any damage.
Points and maximum rent
For many homes, a points system sets the maximum rent. Lessy looks over the points calculation you receive from the landlord and explains what it means.
Registering at your address
You register with the municipality at your home address. You usually need a lease for that, and registering gets you your BSN (citizen service number).
Stay safe
Never pay a deposit or rent before you’ve seen the home and have a lease. Not sure? Ask Lessy.

Questions
Can I start before I move to the Netherlands?
Yes. You can join, sign your search agreement and build your tenant file from abroad. You arrange viewings with the landlord; some offer a video viewing.
Do I need a BSN?
Not for the waitlist or your search agreement. You get your BSN when you register with the municipality, usually after you have a lease. Lessy never asks for your BSN.
Can my employer pay the fee?
Yes. Many employers cover relocation costs. Lessy can send the invoice to your employer if they agree.
